Over the past month, we've about killed ourselves with trying to get the downstairs done...

Begone Cinder Block Walls! Oh, and the florescent box and two fan lights are now replaced with a ceiling full of tasteful track lighting


The last remaining unused drywall after putting up 20 or so sheets downstairs. You can see where the floor had been covered by the pile sheetrock for months since it DOESN'T have the white dust, which I was constantly sweeping up. Cough, cough.



Starting to restain the floors to correct the two different colors of parquet. We had spent about 18 hours sanding the damn thing by this time. The blue tape is the 'bowtie' effect we're trying to fix. All I can say is "Never Again!"



The first layer of stain applied to try to even out the colors. Tricky mixing and staining over two days.





The finished product coming soon!

Looking good. When you do it yourself, of course, you know where all the flaws are, but I bet it turns out great.

Exhausting! I'm ready for a martini just looking at the pictures! GAK!

Although I do remember my condo gut rehab, I WROTE CHECKS to have such things done. That's why god made real estate equity. :)

I'm amazed that you did this and just in a tizzy of awe that it's working out so well.

Some projects we do ourselves, but like I said, "Never again!"...we contracted out some of the exterior work over the past 2 years, but getting a contractor to actually show up for a meeting is a miracle. If they do show, getting a quote is another miracle. We've had it with Albuquerque contractors.

The things that were done that we had someone else do:

- Replacement of all windows with low-e doublepanes (14 windows)
- move windows and doors on east side of house (we removed the deck from the master bedroom)
- remove old deck on 2nd floor and expand it (we stained and sealed it. Ugh)
- convert carport to garage-ready. We have yet to get the electrical done for the new garage and thus no garage doors.

Sigh.

Who knows...it's Albuquerque, not Chicago, New York or San Francisco. :-)

When the house was appraised 2 years ago, it was $75/square foot. And that's for a 3500 sq foot house on 1/3 acre.
