 The neighborhood we live varies wildly in types and sizes of houses.  This house is the the most similar in the neighborhood to our house I can find, and happily it's just a block and a half from us.  That house is about the same age (1960-ish), same size (a little smaller), is on a smaller lot, but has an in-ground pool (not necessarily a selling point in ABQ) and a green house.   I suspect because of the style and some of the amenities, it was built by the same builder.  It has better curb appeal, but overall is likely the closest comp to ours at about $150 sq ft.

Here's hoping the appraiser is judging MLS listings rather than prior sales!

We have in the past, but it's oddly skewed. Smaller houses sell for more per square foot than the large white-elephant house that we have. I was actually just noting that this is probably the most similar house in the entire neighborhood and it's coincidentally for sale...for $466,000!

When we had the 2004 appraisal done, it came in at $275,000. Need at least $300,000 this time!
